New Home Sales, Construction Begin at Libbie Mill - Midtown

HENRICO CO., VA. – Gumenick Properties has started home sales and construction at Libbie Mill-Midtown, the largest revitalization project in Henrico’s 400-year history.

This begins creation of The Neighborhood, a residential area comprised of townhomes and condominiums. Both offer a variety of features and floorplans. Sales started in mid-April. The first homes will be ready for occupancy by the fourth quarter. Libbie Mill-Midtown is zoned for construction of up to 994 for-sale homes. 

Henrico has approved three phases of construction for The Neighborhood, which is located on the western portion of the 80-acre site near Libbie Avenue. The phases provide for a total of 42 condominiums, 107 town homes and The Neighborhood’s private amenity features. These include: grilling areas, parks, a large pool, private cabanas, a yoga pavilion, indoor/outdoor entertaining areas and a large community building.  These features will be built during the third phase of construction. In addition, Libbie Mill-Midtown is home to the Libbie Mill Library. This 60,000-square-foot, state-of-the-art facility is one of the newest in Henrico.

“Starting The Neighborhood represents a major milestone in the creation of Libbie Mill-Midtown. Gumenick Properties envisions this community as one that will combine on-site residential living as well as offices, restaurants and stores. The Neighborhood will have four townhome models each with three stories. Starting prices and possible interior floor plans and sizes, depending on buyer preferences, are:

  • The Grace: from about 1,300-1,500 sq. ft.; starting at $285,900; two or three bedrooms, 2.5 baths or two full baths and two half-baths.
  • The Pollard: approximately 1,800 sq. ft.; starting at $349,900; two or three bedrooms, two full baths and two half-baths or three full baths and one half-bath.
  • The Belmont: approximately 2,000 sq. ft.; starting at $379,900 (interior units) and $394,900 (end units); three or four bedrooms, two full baths and one half-bath or three full baths and one half-bath.
  • The Byrd: approximately 2,400 sq. ft.; starting at $449,900; three or four bedrooms, three full baths and one half-bath.

The Neighborhood will have two styles of condominium homes. Starting prices and possible interior floor plans and sizes, depending on buyer preferences, are:

  • The Sydney: approximately 1,500 sq. ft.; starting at $319,900 (interior units) and $324,900 (end units); two bedrooms, two full baths and one half baths.
  • The Monroe: approximately 2,400 sq. ft.; starting at $419,900 (interior units) and $424,900 (end units); two or three bedrooms, two full baths and one half-bath, and a private elevator.

Standard home features include Kohler plumbing fixtures, GE stainless steel kitchen appliances, GE front-loading laundry appliances, Rheem tankless water heaters, granite countertops, Mohawk hardwood flooring, oak stairs, Seagull interior light fixtures, Kichler exterior light fixtures and private balconies.

Libbie Mill--Midtown will be unique, existing as both a thriving local community and a regional destination.
